Approvals and paperwork

Do I need approval to demolish on the Gold Coast?

Almost certainly something applies, but what applies is specific to your property and your scope — the zoning, any overlays affecting the land, the age and character of the building and how much of it is coming down. A licensed building certifier is the right party to confirm the assessment path, and City of Gold Coast property and planning information covers what applies to the land. Do not assume a neighbour’s approval path transfers to your block.

Does demolition work have to be notified to WorkSafe Queensland?

Some demolition work must be notified to Workplace Health and Safety Queensland at least five days before it commences, and some demolition work requires a demolition work licence. Whether your scope triggers those obligations depends on the structure and the method used, so confirm it against current WorkSafe Queensland guidance and with the licensed provider carrying out the work.

Who arranges the approvals — me or the provider?

It varies by provider and by scope, and it is worth settling explicitly rather than assuming. Some providers manage the approval and notification process as part of their engagement; others expect the owner or the builder to have it in place before they mobilise. Ask the question directly when the provider contacts you.

Do body corporate or building-management rules apply as well?

For work in apartment buildings, commercial towers and townhouse complexes, yes — and they are separate from any council approval. They commonly cover permitted work hours, inductions, evidence of insurance, protection of common areas and how waste moves through the building. They also have their own lead times, which is why they are worth starting early.

Asbestos and hazardous materials

Does asbestos have to be removed before demolition?

WorkSafe Queensland guidance is that asbestos should be removed before demolition so far as is reasonably practicable. In practice that means the asbestos scope generally determines the earliest date the demolition itself can start, which is why it is the first thing worth confirming on an older building.

What is the difference between a Class A and a Class B asbestos licence?

At a high level, friable asbestos removal requires a Class A licence, and removal of more than 10 square metres of non-friable asbestos requires a Class A or Class B licence. The precise scope permitted under each class is set out in WorkSafe Queensland guidance, and the licensed removalist can confirm what their licence covers for your job.

Can you tell me whether the material on my building is asbestos?

No — and nobody should from a photo or a description. Identification is a specialist assessment task. If material is present and undamaged, the safest course is to leave it undisturbed until an appropriately qualified person has assessed it. Do not sand, drill, break, water-blast or dispose of suspected asbestos-containing material yourself.

Does Demolition Gold Coast remove asbestos?

No. We do not hold asbestos removal licences and do not perform removal work. Asbestos removal must be carried out by an appropriately licensed removalist. Our asbestos page explains where licensed removal sits in the demolition sequence so you know what to ask for.

Access, site conditions and services

Can machinery get onto my block?

That depends on the narrowest point between the street and the work area, the gate opening, the gradient and whether anything crosses overhead. It is the single most useful measurement to take before you call. Where a machine genuinely cannot reach, the alternatives are craning plant in, hand demolition, or temporarily removing fencing or landscaping — and each changes the scope significantly.

Do services need to be disconnected before demolition?

Yes. Electricity, water, sewer, gas and telecommunications need to be disconnected, capped or made safe by the relevant authority or an appropriately qualified trade before demolition begins. Applications take time, which is why this is usually the item worth starting earliest — it sets the realistic start date more often than anything else does.

What happens to the fence or wall I share with my neighbour?

It needs a decision rather than an assumption. Shared fences, retaining walls and adjoining structures each need a defined treatment in the scope, and where anything is genuinely shared it is worth talking to the neighbour before work is scheduled rather than after.

Can demolition happen while people are still living or trading next door?

It usually has to. What changes is the method: separation, dust and noise control, protected access routes, agreed work hours and sometimes out-of-hours staging. Flag any occupied or trading neighbours at the start of the call, because that shapes the approach rather than just the price.

Cost, waste and site finish

How much does demolition cost on the Gold Coast?

We do not publish price ranges, and we would rather explain why than give you a number we cannot stand behind. We have no verified provider pricing, and a made-up range is worse than no figure — it anchors expectations against nothing. What we do publish is exactly which inputs move the price: structure type, hazardous materials, machine access, below-ground scope, service disconnection status, disposal volumes, neighbouring property protection and approvals.

Why do quotes for the same job differ so much?

Usually because they are not the same job. One quote assumes the slab stays and another assumes footings come out; one includes the driveway and one does not; one prices a level block and another prices it graded for set-out. Agreeing the site finish explicitly before you compare quotes removes most of the variance.

What happens to the material?

Concrete, brick, metal, timber and mixed waste follow different disposal routes, and separating them on site takes time and space. Asbestos waste is a separate regulated stream that must go to a facility licensed to receive it. We do not publish recycling or diversion percentages, because we have no verified provider data to publish.

Can I salvage things from the building?

Yes, but it has to be planned before demolition starts. Fixtures, appliances, hardwood, roof sheeting and bricks all need to come out while the structure is intact and safely accessible. Raise it on the call so it is built into the sequence rather than discovered halfway through.

Who you are dealing with

Who actually performs the work?

An independent provider, matched to the job. They hold their own licences and insurance, they quote and schedule the work, and any agreement about the work is between you and them. Demolition Gold Coast takes the enquiry and may refer it — we do not perform demolition, hold licences or own plant.

What happens to my details after I call?

With the required disclosure, your enquiry may be shared with a suitable independent provider so they can contact you about availability, pricing and the work. Only the information reasonably necessary to contact and assess the enquiry is shared. The Privacy Policy sets out what is collected, why, and how to opt out.

Will I get a text if you miss my call?

Where the automated assistant is enabled, yes — but only after a call you made to us first. The message identifies itself as an automated assistant, asks one concise question at a time, and stops immediately if you reply STOP. It will not quote a price, promise availability, claim licences or diagnose hazards.

Why is there no enquiry form on this website?

Because calls are the only public conversion path here, deliberately. A demolition scope has too many variables to capture in form fields, and a short conversation resolves what a form gets wrong. There is no enquiry form, quote form, callback request, booking calendar, live chat, WhatsApp or Messenger funnel anywhere on this site.

Can you guarantee a provider will take the job?

No, and we will not pretend otherwise. Provider fulfilment across all launch areas currently starts unassigned, and an enquiry is only referred where a suitable provider is a genuine fit for the work, the area and any regulated capability required. If we cannot match it, we will say so on the call.
